Construction starts before mobilization
A workable scope must account for existing assemblies, demolition, concealed conditions, site access, occupied areas, material lead times, safety, protection, inspections, trade sequencing, testing, and the owner's operational requirements.
C4 uses preconstruction to resolve those items before they become uncontrolled field decisions.
Preconstruction
Confirm the signed scope, drawings, specifications, exclusions, allowances, and owner responsibilities
Verify permitting, jurisdictional, design-professional, and trade-license requirements
Plan access, lifts, cranes, loading, staging, deliveries, fall protection, temporary protection, and occupied-area controls
Confirm submittals, materials, colors, system compatibility, lead times, and storage
Establish schedule, communication, change-control, progress documentation, and payment requirements
Construction capabilities defined by the project
C4's project scopes may include commercial roofing, roof-related insulation and drainage, exterior-envelope components, carpentry, interior finishes, restoration, equipment coordination, and other building repairs performed directly or through qualified subcontractors.
Structural, electrical, mechanical, plumbing, fire-protection, mold, asbestos, engineering, architectural, and other regulated work is performed only under the licenses, permits, designs, and professional responsibilities required for that project.
Field control
Daily coordination
Work areas, access, deliveries, weather, shutdowns, occupants, and trade interfaces are actively managed.
Condition documentation
Substrate conditions, concealed findings, approved changes, and critical construction steps are recorded.
Quality checks
Materials, installation details, transitions, penetrations, drainage, and punch items are checked against the project requirements.
Change control
Scope changes are documented and authorized before they become assumed work.
Closeout
- Final walkthrough and punch completion
- Required inspections and approvals
- Project photographs and relevant testing records
- Material, maintenance, or warranty documents actually provided for the project
- Owner training or turnover information when required
- Final accounting and signed completion documents
