A useful assessment answers a specific question
Is the visible condition isolated or part of a larger pattern? Which roof or wall assembly is involved? Are reported interior symptoms consistent with conditions found outside? What further testing is justified? What work can be repaired, and what work may require broader replacement?
C4 defines the question, documents the building, and reports what the available evidence supports. We do not start with a predetermined repair outcome.
Assessment scope
- Pre-inspection review of the property, reported event, known repairs, drawings, maintenance records, and available documentation
- Safe-access planning and identification of roof areas, elevations, drainage, penetrations, transitions, and interior evidence
- Overview, location, and detail photographs tied to specific building conditions
- Roof and exterior assembly identification to the extent visible or confirmed through authorized testing
- Infrared screening, moisture measurements, test openings, core samples, or material samples when appropriate and authorized
- Measurement of affected areas, construction quantities, access requirements, protection, and sequencing
- A written condition summary, repair recommendations, contractor scope, or estimate as defined in the engagement

Inspection methods
No single tool proves every condition. C4 selects methods based on the roof or wall assembly, the question being investigated, safe access, weather, and owner authorization.
Visual documentation
Records the location, orientation, condition, and relationship of observed damage or deterioration.
Infrared screening
Identifies surface-temperature patterns that may indicate areas requiring closer examination. It does not identify moisture by itself.
Moisture measurements
Provides comparison data at selected materials or locations. Readings must be interpreted for the material, instrument, and site conditions.
Authorized destructive testing
Test openings, cuts, cores, pull testing, or samples may confirm concealed assembly conditions when the benefit justifies the intrusion.
Measurement and mapping
Connects findings to roof areas, elevations, quantities, drainage paths, access, and construction planning.
Contractor scope development
Translates verified conditions into repair requirements, trade coordination, site protection, and pricing when requested.
What the report does—and does not—mean
An assessment reports conditions observed within the agreed scope, on the inspection date, using the access and methods available. Concealed conditions may remain. Weather, surface temperature, interior finishes, active operations, unsafe access, and owner restrictions can limit the work.
C4's assessment is construction and building-condition information. It is not an insurance coverage opinion, an insurance settlement recommendation, a legal opinion, or a professional engineering report unless a licensed professional is separately engaged and identified.
